The hotel is situated in a quiet part of Dorsoduro. It is a short walk to San Marco. The hotel team. They prepared a small birthday cake for my partner.
I waited 20 minutes for coffee at breakfast. The breakfast service seemed chaotic. Rooms 107 and 108 had a shoddy dirty carpet. The breakfast offering was sparse.

The building had beautiful common hallways filled with natural light. The hotel offered a lovely courtyard garden , perfect for breakfast. I appreciated the bedroom decorated in Venetian style. It was super clean. Access was easy via water taxi directly to the door.

The staff arranged a smooth water taxi pick-up directly from the airport. It was prompt and comfortable. Front desk assistance was available 24/7. They were helpful and very polite. I found the service quite seamless, friendly, and efficient.

the breakfast had a wide variety of options to choose from.
the air conditioning was either non-existent or freezing, providing no means to control it in any of our rooms. i was assigned a shoddy room with a dirty carpet at the back, offering uneven service. the hotel wasted thirty minutes of my time arguing with me about an issue and it took two and a half hours from check-in to settling in.

My room had one small window facing another building, this limited sunlight.
